Do I need my own Realtor when buying new construction?

Yes. The on-site agent at the builder's model home works for the builder, not you. Having your own independent Realtor like me costs you nothing — the builder pays the commission out of their marketing budget. You get someone who reads the contract for you, negotiates incentives, attends inspections, and stays in your corner through closing.
