NAS Jacksonville

South Jacksonville · ~23,000 personnel

Home to P-8 Poseidon maritime patrol squadrons, helicopter squadrons (HSM/HSC), and a major Naval Hospital. The most common Clay County PCS destination by volume. Family-friendly base with strong on-base support, a well-rated commissary, and extensive MWR programming.

Clay County is the natural commute zone for NAS Jax families who want more house, better schools, and a quieter setting than Mandarin or San Marco offer at the same price point.

Best Clay County Areas Orange Park (~15 min) · Fleming Island (~20 min) · Green Cove Springs along Henley/Russell Roads via First Coast Expressway (~25 min). Communities to consider: Amberly, Hyland Trail, Wilford Preserve, Granary Park.

Naval Station Mayport

East Jacksonville · ~14,000 personnel + families

Surface fleet base at the mouth of the St. Johns River. Home to multiple destroyers, cruisers, and a carrier-capable basin. Strong beach-side culture and a tighter, more nautical feel than NAS Jax.

Mayport families often look at the beaches first (Atlantic, Neptune, Jax Beach), but Clay County still pulls families who want better price-per-square-foot and stronger school districts at the cost of a longer commute.

Realistic Commute Fleming Island to Mayport: ~50 to 60 minutes. Orange Park to Mayport: ~45 to 55 minutes. A real tradeoff. Worth it for some, not for others. I'll walk through the math with you.

Camp Blanding Joint Training Center

Southern Clay County, near Starke and Middleburg

Florida's primary Army and Air National Guard training base, with active-duty units, Reserve components, and a long history. Camp Blanding sits inside Clay County, which makes Middleburg, Keystone Heights, and southern Green Cove Springs the natural housing zones.

This is one of the easiest commutes in the Northeast Florida military market. If your orders are to Blanding, you're already in the right county.

Middleburg VA Outpatient Clinic

Middleburg, FL · Clay County

Community-Based Outpatient Clinic (CBOC) that serves Clay County veterans with primary care, mental health, and specialty referrals. Part of the larger North Florida/South Georgia VA system. A meaningful factor for veteran families who want primary VA care within minutes of home.

If you're retiring out of NAS Jax or Mayport and intend to stay in Northeast Florida, the presence of the Middleburg VA Clinic is one of the strongest reasons to consider Clay County over Duval or St. Johns.

Best Clay County Areas Anything in Middleburg or southern Clay County puts the clinic within 10 to 15 minutes. Fleming Island and Orange Park are still under 25 minutes.

What if my orders change while I'm under contract?

The Servicemembers Civil Relief Act (SCRA) and Florida-specific military contingency clauses can protect you in many scenarios. I structure contracts with military-aware language so a stop-loss, orders change, or deployment doesn't cost you your earnest money. We talk through every scenario before you sign.
